Who We Are
A boutique firm by design, with a portfolio that is not.
SPARC Development Services, Inc. (SPARC) is the successor to Solutions Builder Inc. (SBI), the firm David B. Diaz founded in Pembroke Pines, Florida, in 2021, after a career that included leading JLL’s Project and Development Services practice for the Florida market. SBI grew, in people, in portfolio and in the scale of the assignments it was trusted with, and in 2026 that practice became SPARC. The name is new. The team, the relationships and the level of care behind them are not.
We are boutique by design: the breadth of a national practice with the attention of a dedicated team. Every engagement is led by senior people who have delivered projects like yours before, and who bring a perspective that spans corporate headquarters, higher education, hospitality, private clubs, aviation and cruise terminals. That cross-industry view is where our best solutions come from: an answer proven in one arena, applied to another.

Developers, landlords, architects and contractors each bring their own interests to a project. We bring none of our own. The decisions we recommend serve your objectives and nothing else.
Senior people, start to finish.
The people you meet in the first assessment run the project to the final walkthrough. There is no handoff to a junior team once the contract is signed.
The truth, early.
You hear about a problem while it is still a decision, not after it has become a change order. Bad news reaches you first, with a recommendation attached.
What was promised is what gets built.
Scope, schedule and budget are pinned down while they are still cheap to change, then held under active control through closeout. You get the building you approved, at the number you approved.
